David founded Shippy Multifamily Group in 2010 and is the CEO and President. Shippy Multifamily Group consists of Shippy Capital and Shippy Property Management. Shippy Capital has a proven track record with over 20 syndicated apartment deals consisting of over 3300 units valued at over $300 Million. Shippy Capital provides safe investments that generate stable cash yields and steady equity growth. Shippy Property Management is comprised of a team of over 70 employees that is comprised of experienced and dedicated professionals for our multifamily apartments. David has over 38 years and a proven track record in managing multi-million-dollar projects in the apartment industry and in the computer engineering industry. Leslie Shippy – CAM

Leslie co-founded Shippy Multifamily Group in 2010 and is the Vice-President of the company. Shippy Multifamily Group consists of Shippy Capital and Shippy Property Management. Shippy Capital provides conservative investments that generate stable cash yields and steady equity growth. Leslie has over 25 years and a proven track record running successful businesses. She is CAM certified and has extensive business and human relations skills. She received her BA Sociology UT Permian Basin and MS Social Work UT Arlington. She has training as a Supervisor and utilizes her interactive and experiential style in conducting workshops and speaking engagements focusing on people building, skill building and inspiring others to live their best life. Travis W. Downing
Travis W. Downing joined Shippy Properties as their Controller on May 28th, 2019. His primary role is to oversee and direct the accounting department and assist with the financial operations of the business. Bringing Travis aboard will also add value to the Shippy Capital Portfolio with the following; tax strategy, financial reporting, quality control, financial analysis, cash flow management, and budget integrity. Mr. Downing began his accounting & finance career working in taxation - specializing in professional tax preparation services, strategy, and consulting for small businesses and their respective owners. With the explosive growth of the real estate market in Austin, Texas, he soon transitioned into the private equity CRE industry. Starting with portfolio accounting for value-add commercial real estate investments, he eventually moved into the property management arena. After gaining experience in both commercial and residential property management accounting, he was hired to work in multifamily investment, assisting with acquisition due diligence, financial analysis and tax strategy. Prior to joining Shippy Properties, Travis worked for a local commercial real estate developer, overseeing all aspects of the businesses’ operations including acquisition, construction management, and asset disposition. Travis brings with him a proven track record of success in executive leadership roles with over 10 years of finance & accounting experience. As a creative problem-solver, he is adept in strategic management, and affluent in taxation for real estate partnerships. He is both proactive and collaborative as a leader, ensuring top quality results in situations requiring adaptability and decisiveness to succeed. Travis is a licensed tax professional, holds a bachelor’s degree in both Accounting & Finance and a master’s degree in accounting from St. Edward’s University in Austin, Texas.
Rachel Sypho – CAM, CAPS
- Director of Operations
Rachel Sypho is our Operations Director who joined Shippy Properties in May 2017 as the Regional Property Manager where she oversaw assets in Austin and Round Rock. By climbing the corporate ladder, Rachel has achieved an in-depth understanding of the industry, thus enabling her to understand assets from an operations standpoint as well as providing the ability to increase value from numerous angles. Rachel leads the renovation and maintenance within the portfolio. Her property management career began after taking an administrative assistant position for a small Austin based property management company in 1998. She was promptly promoted to Property Manager. Her ever-growing career continued to excel as she gained a magnitude of experience within the industry. Her experience includes conventional, student, senior, transitional, military housing and additionally has overseen several multi million-dollar renovations throughout her career. She currently holds her CAM and CAPS designation along with the certification for housing quality standards inspector from Nan Mckay.
Bianca Del Toro
- Office Manager / Accounting Department
Bianca joined Shippy Properties in April 2018 as an Office Manager and Accounting professional. She brings a unique combination of skills with a history in Asset Management and owning her own real estate investments. Bianca brings these skills and interests to Shippy Properties and to each and every property she touches. Bianca currently has an Associate Degree in Business Administration and a Bachelor's Degree in Economics with a minor in Business Administration from the University of Texas at Austin. During her time at the University of Texas Bianca incorporated two businesses - one for purchasing real estate and one for financing her purchases. She has purchased and sold at least 9 homes in 2017, and currently is working on getting several more leased, seller financed, or rent-to-owned. During her last year of undergrad, she became a certified advanced tax preparer and volunteered over 60+ hours with a local organization Foundation Communities.

Heather joined the Shippy Property Management team in August of 2018. Having worked in multiple industries and holding a degree in psychology, Heather brings a variety of interpersonal skills and over five years of office administration experience. She is on track to completing a bachelor’s degree in Business Management with a concentration in HR and has advanced from our office admin into our HR Coordinator. Heather executes all tasks related to employee relations & records, policies & procedures, on-boarding new staff, compensation & benefits. She was born and raised in San Antonio, earned her psychology degree and started her family in Corpus Christi and is now living in Kyle, TX with her husband and three young children.

Sophea Gilbreath, CAM
- Regional Property Manager - Austin / Round Rock
Mrs. Gilbreath joined Shippy Properties in October 2017 as a Property Manager in Austin, Texas. She is now Shippy Properties Regional Manager, overseeing the entire Austin/Round Rock based Multifamily portfolio. Sophea first began her career in the property management industry back in 2014 starting out as a leasing consultant. Her talent was noticed quickly, and she was soon promoted to Assistant Manager within 5 short months. Sophea’s ability to adapt and take control of her environments earned her high praise by colleagues. In addition, her customer service skill created raving fans of her property’s tenants. It wasn’t long before those attributes were recognized by the executive leadership team, and after two years as an Assistant Manager, she was promoted to a full-fledged Property Manager. Since becoming a Property Manager, Sophea has earned several prestigious awards such as; Property of the Year-2016 & 2019, Highest Economic Occupancy-2016, and Zero Delinquency for consecutive quarters Q2 2016-Q3 2016. In June 2019, she was promoted to Austin Regional Manager, where she now oversees management for all the properties located in Austin and Round Rock, Texas. Prior to property management, Sophea dedicated herself to helping others in volunteer clinic work across the border in Tijuana, Mexico and throughout southern California. She was born and raised in California until she relocated from there to Austin, TX. in 2010. Sophea is married and is a stepmom of two beautiful children and 4 fur babies.
Tami Gallagher, CAM
- Regional Property Manager - San Antonio
Tami joined the Shippy Property Management Team May 2018 with 12 years of experience in the multifamily industry. She has worked in tax credit, rehab and new construction properties. Tami started her career as a leasing consultant and moved her way up to assistant manager; then onto Property Manager. Tami received her CAM in 2014 and continues to learn and plans on taking her CAPS by the end of 2019. In May 2019 Tami was promoted to her current role as Regional Manager of San Antonio properties. Tami has her Associates in Accounting and Business and has a passion for real estate and marketing.

Grant is a diligent worker and great team player. He has interned with SPM for the past two summers and was asked to come on full time this year in May of 2019. His keen eye to detail and ability to assess the big picture make him a great asset to Shippy Property Management.
- Assistant Controller
Mr. Cannon joined the Shippy Property Management team in July of 2019 as the Assistant Controller. Adan has more than 5 years of accounting experience in various fields of the CRE industry. His diverse background in real estate accounting provides a wealth of knowledge in areas such as; business planning, financial budgets and projections, benchmarking and financial trends, internal controls assessment, and development of best business practices. Adan works directly with the Controller to ensure accuracy of the portfolio’s financial reporting. Adan first began his career in real estate accounting in 2013 working in the multifamily property management arena as an Accounts Payable/Receivable Accountant. His analytical skills and attention to detail were soon recognized, and he was promoted to Property Accountant. His talent for financial problem solving, streamlining processes, and financial reporting, ensured he would continue to thrive in the accounting department. After working in property management for 3 years, Adan transitioned into the CRE niche as a Corporate Accountant. During this time, he was responsible for the financial reporting, intercompany account reconciliations, facilitating tax preparation and payroll over the entire portfolio comprised of multiple LLC’s. Not long after, Adan ascended the ranks to become the Assistant Controller working directly with the Corporate Controller to assist in managing the day to day operations of the accounting department. Adan holds an Associate’s Degree in Business Administration with a focus in Accounting from Austin Community College. He graduated top of his class and was a multiple Dean’s List Award winner.
